Why is asphalt maintenance important?

Maintaining your asphalt is important because it will save thousands of dollars over the lifetime of the pavement by protecting it from the sun’s UV rays and helping to prevent oxidation. It will also protect it from moisture getting to the sub-base and deteriorating it. In addition to that, it will protect it from oil, grease, and gas spills from vehicles.

How often should my asphalt be maintained?

Asphalt should be sealed every two to three years, depending on traffic and weather, to help prevent it from drying out and cracking.

Will my asphalt last longer if I maintain it?

Yes. You can typically double the service life of your asphalt by maintaining it on a regular basis.

When sealcoating, is it important to use two coats?

Absolutely. Applying two coats of sealer will give you much better coverage and last a lot longer than one coat. It’s like putting two coats of paint instead of one coat on your walls. Richmond Striping’s policy is to always apply two coats when sealcoating, unless otherwise requested by the customer.

How should asphalt be cleaned before sealcoating?

Thoroughly. Asphalt should be completely free of dirt, dust, debris, grass, weeds, etc. Richmond Striping power cleans all lots completely before sealing with power equipment, steel brooms, scrapers, etc.

What about the cracks in my asphalt?

Sealing cracks in asphalt is a very important maintenance step to take. Unsealed cracks will allow water from rain, snow, and ice to get under the pavement and deteriorate the sub-base. A deteriorated sub-base can cause all kinds of problems with the asphalt surface, including pot holes, alligator/spider cracks, and will cause current cracks to get deeper and wider.

What kind of paint is used to stripe after sealcoating?

Richmond Striping uses Sherwin-Williams traffic paint, which is an environmentally friendly water-borne paint. This is a high quality, long-lasting asphalt pavement marking.
